Bathroom

The bathroom measures 41 square feet. It is equipped with tub and shower combination, toilet and wash basin. The flooring is the original 1920's white tile. The window is double obscurity paned for privacy. A recently installed large capacity hot water heater allows ample water to fill the oversized original tub.

Front Porch

The uncovered front porch measures about 136 square feet. It is a concrete stained slab with stairs leading to a new sidewalk into the driveway. The outdoor chairs and table remain during the lease. Window boxes and large pots are positioned for planting.

Dining Room

The Dining room measures 125 square feet. It is furnished with a full dining table and chairs, a hutch and small wine coolers. (I will be removing the oriental hutch and wall piece).

It is covered with original wooden flooring and a large area rug. A full set of windows view the outside to the north.

Living room

The living room area is about 220 square feet, furnished with leather couches, wooden entertainment center and wooden bookcases and hutches. The flooring is a combination of hardwood and area rugs. Wooden wide blinds are installed in the windows.


All windows are double hung insulated which can be cleaned from the inside and open to the our of doors. The fireplace and fireplace fixture is not operable and cannot be installed to operate during the lease period (the paint will be damaged)

The living room is equipped with a three speed reversible ceiling fan.

Furnishing remaining include the leather couches, lighting, entertainment center, hutch, coffee table and area rugs





Some of the personal pictures and items in this room and all rooms will be removed by the owner prior to the lease period.

Cost of Utilities

You are responsible for all the utilities during the lease period. The utilities are natural gas, electricity, water and sewer. The average monthly cost for normal heating and cooling, water and sewer is about 200.00 per month, spring, summer, fall and winter.

The house is also equipped with Direct TV installation, telephone and data lines. These installation and monthly costs will be your responsibility. The house also is fully equipped with security motion detectors and security system of ADT. Re-activating the system after the owner leaves the house is your responsibility

I pay all property taxes and insurance for the house.

It is advisable that the leaser secure a renters insurance policy for his or her valuables which will be on the site

Overview

My 1920's built brick house has a little under 1200 square feet of living space. It has all new double hung high quality windows, extra roof insulation added, new hot water heater, washer and dryer, off street parking and vehicle port, new paint, inside and out and guttering and original hardwood flooring. It is air conditioned and gas forced air duct heated. The tenant(s) cannot do any painting of walls, floors, windows doors, ceilings, built-ins, appliances, the interior or exterior or any furnishings during the term of the lease. Additionally, no exterior or interior construction is permitted, which includes exterior fencing, without the written permission of the owner.

The lease for this furnished house is well below the market prices for comparable furnished dwellings. I am looking for a special person (s) to treat my home, furnishings, landscaping and general grounds with the utmost care during this period and I have priced the lease to accommodate such a person or persons. If you are student, only graduate or law students need apply. The house and furnishings well be delivered to the tenant(s) broom ready, wiped down, with all appliances cleaned. The tenant(s) deliver back to the owner with this same process of cleaning. The owner employs a lawn service for the property. There will be no lawn mower or trimmer on site. It will be obligation of the tenant(s) to keep the lawn and grounds in acceptable condition to the standards of the neighborhood.

The house is fully furnished, with quality furniture and appliances, including many common household and cleaning items. A number of personal effects, eauipment and keepsakes will be removed from the property prior to the lease commencement. Any removal of furnishings during the lease period requires that those furnishing be stored in a secure dry location and returned and placed into position at the end of the lease period.

The lease is for one year, with the possible option of a one year lease renewal. The lease per month is 700.00. A cleaning and damage deposit of 1,000.00 is due and payable at the beginning of the lease. The tenant will be required to sign a lease agreement for the entire one year term, with legal monetary penalties if the lease is severed for any reason or if violations of the lease agreement are discovered. The lease does not allow sub-leasing for any reason.

It is the responsibility of the tenant, during the lease period, a to pay for all minor repairs of up to 200.00 per incident. (The owner will certify in writing at the commencement of the lease period that, to his knowledge, there are no outstanding repair issues that would cause the tenant(s) to make repairs for normal occupancy of the home). The owner is to be notified of the repairs to be made.

The number of persons occupying the house will be set at the time of the lease. No additional persons or no other persons not mentioned in an agreement will be allowed to occupy the house unless the person (s) is approved in advance by the owner. The private driveway is shared legally with the adjoining property owner. The tenant is to observe the legal rights of that property owner for this driveway during the time of the lease agreement.

All applicants must submit their complete ownership and/or rental history for the last five years, as well as pay for credit and criminal history reports.
